Encinitas Real Estate

Encinitas can be split into several different areas: Old Encinitas, a small beachside area that has both business and residential areas; New Encinitas, which has golf courses, tract homes, and a shopping center; Olivenhain, a rural region with mostly single family homes; and Leucadia, and older area which features a lot of art galleries, shopping, restaurants, and some residential areas.

Encinitas appears to contain separate entities unto itself. There’s an established district with beaches and shady, tree-lined streets located on Historic 101. Visitors are greeted by an old-fashioned place where businesses such as Encinitas Surfboards have plied their craft since 1975. With an average annual temperature of 72 degrees and sunshine nearly every day, life feels great, no matter what you do in Encinitas.

In stark contrast, prepare for a time warp with new plazas, tract housing and a bridge where carts from Encinitas Ranch Golf Course pass over the fast moving, stoplight-driven El Camino Real. Demographics

As of the census[2] of 2000, there were 58,014 people, 22,830 households, and 14,291 families residing in the city. The population density was 1,172.1/km² (3,035.6/mi²). There were 23,843 housing units at an average density of 481.7/km² (1,247.6/mi²). The racial makeup of the city was 86.60% White, 0.59% Black or African American, 0.46% Native American, 3.10% Asian, 0.12% Pacific Islander, 6.28% from other races, and 2.85% from two or more races. 14.80% of the population were Hispanic or Latino of any race.

There were 22,830 households out of which 31.0% had children under the age of 18 living with them, 50.1% were married couples living together, 8.8% had a female householder with no husband present, and 37.4% were non-families. 25.7% of all households were made up of individuals and 6.9% had someone living alone who was 65 years of age or older. The average household size was 2.52 and the average family size was 3.06.

In the city the population was spread out with 23.1% under the age of 18, 7.2% from 18 to 24, 33.4% from 25 to 44, 25.9% from 45 to 64, and 10.4% who were 65 years of age or older. The median age was 38 years. For every 100 females there were 99.2 males. For every 100 females age 18 and over, there were 96.3 males.

The median income for a household in the city was $63,954, and the median income for a family was $78,104. Males had a median income of $51,132 versus $38,606 for females. The per capita income for the city was $34,336. About 3.8% of families and 7.3% of the population were below the poverty line, including 6.9% of those under age 18 and 5.7% of those age 65 or over.

Current estimates

According to estimates by the San Diego Association of Governments, the median household income of Encinitas in 2005 was $86,520 (not adjusted for inflation). When adjusted for inflation (1999 dollars; comparable to Census data above), the median household income was $70,257.
